Highlights of the Rental Agreement:
TENANCY AT WILL

1) Rent must be received on or before the first of the month
2) Tenant may end tenancy by giving 30 days written notice
3) Landlord may end tenancy by giving 30 days written notice
4) No reason is required to terminate a Tenancy at Will
5) Landlord will charge first, last, and security deposit
6) The premises will be used by tenant/tenant's immediate family only
7) No additional persons may move in without obtaining landlord's written consent
8) Any authorized additional persons 18 or over will need to complete a rental application, qualifying their ability to pay rent, as well as fulfilling all other rental application requirements, and sign the rental agreement
9) Apartment cannot be used for any type of business
10) Only storage is allowed in the attic
11) Tenant is not renting any portion of the shed
12) Tenant may install a washing machine and/or clothes drier in the basement and use those laundry facilities
13) Tenant agrees at start of tenancy that they examined the premises, and that it is in good order
14) Landlord retains right to hold a key to apartment
15) Landlord shall have the right at all reasonable times to enter the premises by making an appointment with the tenant for the purpose of inspecting the premises, making any repairs, and showing the apartment to prospective tenants
16) 24 hours will be considered reasonable notice to enter the premises
17) Tenant shall be responsible for arranging for and paying for all utility services except water and sewer
18) Landlord will supply a kitchen cooking stove but no other appliances
19) Pets must be pre-approved by landlord. No pets can be later added without prior written approval of landlord
20) Two parking spaces are provided
21) Tenant shall make no alterations without permission
22) Tenant will not obstruct the driveways, sidewalks, entry ways or stairs
23) Tenant is responsible for snow and ice removal
24) Tenant will keep the noise level down to a level that does not annoy other residents
25) Trash removal is the tenant's responsibility
